Effective Rent | Deadline: May 15, 2014

Proposed Seminar Topic:

The Appraisal Institute is looking for 4-hour seminar proposals covering the topic of effective rent. Key topics to address within the seminar are suggested below. However, the seminar could go beyond this content. 

Broad Topics to Cover:

  • Defining and suggesting recognized valuation methods and techniques to use when rent concessions are part of a leasing transaction

  • How certain non-operating expenses such as rent loss during lease-up and leasing commissions and tenant improvements are handled in both direct and yield capitalization.

  • Three methodologies for calculating effective rent when there is:

1.      free rent

2.      excess tenant improvements

3.      moving expense reimbursements

4.      other concessions evident in the market

Proposed Format:  General material will be introduced followed by interactive, problem/case study format. 

Length of Seminar: 4 hours
